Legionella Risk Assessment
What Does This Legionella Risk Assessment Cover?
- Legionella infection from contaminated water systems — inhalation of aerosols from hot or cold water systems, cooling towers or spa pools causing Legionnaires disease, a potentially fatal form of pneumonia
- Cooling tower and evaporative condenser Legionella risk — warm recirculating water providing ideal growth conditions with potential for widespread aerosol dispersal
- Failure of Legionella control during refurbishment or shutdown — stagnant water systems during building works or low occupancy creating conditions for rapid Legionella multiplication
Each hazard includes an inherent risk rating ranging from Substantial, and a comprehensive listing of applicable control measures covering areas such as;
- Written scheme of control produced and implemented by a competent person
- Hot water stored at 60°C and distributed at 50°C; cold water stored and distributed below 20°C
- Dead legs, infrequently used outlets and stagnant zones eliminated or flushed weekly
- Cooling tower biocide dosing, water quality testing and 6-monthly cleaning and disinfection
- RPE worn by maintenance staff during cooling tower cleaning operations
- System flushing and disinfection protocol before bringing stagnant systems back into use after shutdown
A residual risk rating is then assigned to each hazard, demonstrating how effective risk management reduces overall risk to a tolerable level.
