Building Safety Act Policy Template

A building safety policy template setting out how the organisation meets its building safety duties, so the buildings it designs, builds, refurbishes, maintains or manages are safe for the people who live in, work in or visit them.

The policy has Approved By and Date Approved fields and carries a Public information classification, so it can be shared with workers, clients and other interested parties.

What the Building Safety Policy Covers

  • Duties that apply - identifying which building safety duties apply to the organisation's activities
  • Role on each project - client, principal designer, principal contractor, designer or contractor, and the duties that come with it
  • Competence - skills, knowledge, experience and behaviours, checks on designers and sub-contractors, and organisational capability
  • Building regulations - work in line with the approved design and specification, with changes controlled
  • Higher-risk buildings - regulator approval before work starts, change control, and no occupation before completion
  • Construction products - suitable, correctly marked and documented, and installed to the manufacturer's instructions
  • Building information - accurate records handed over, forming part of the golden thread on higher-risk buildings
  • Reporting concerns - defective work, non-compliant products and fire safety issues, with mandatory occurrence reporting where required
  • Occupied buildings - keeping occupants safe and maintaining fire safety measures, and accountable person duties where they apply
  • Regulators and review - cooperation with regulators, a nominated person with overall responsibility, and annual review

Two Versions Supplied

The main policy refers to building safety law and the building regulations without naming the legislation. P-119 Building Safety Act Policy (V2) names the Building Safety Act and the Building Regulations and adds a legislation section, for organisations in the UK that want the references spelled out.

Using the Policy

Add your company name and logo, check each commitment matches what your organisation does and edit any that do not, then approve and date the policy and share it with workers and anyone else who needs to see it.

Who Needs a Building Safety Policy?

Organisations that commission, design, carry out or manage building work, including principal designers and principal contractors.

Included in the ISO 9001 Toolkit

This policy is part of the ISO 9001 Toolkit and is also included in the ISO 14001 and ISO 45001 toolkits and every alphaZ ISO toolkit that combines them.

Works with the CDM Procedure

The PP-1-15 Construction Design and Management Policy Procedure covers dutyholder roles under construction design and management, and the TT-1-15 Construction Design and Management (CDM) Guidance toolbox talk briefs workers.

Document Control

The footer carries the policy number and title, information classification, version and page numbers, and the approval fields record who approved the policy and when, so it can be controlled with the rest of your management system documents and listed on a document register such as the F-IMS20 Document Register.
